The clean between one tenant leaving and the next one signing, priced in a range by unit size and condition. The exact price is set after seeing the unit or reviewing photos. Ranges depend on condition, size, and any add ons.
What a Turnover Is
One standard, whatever the unit looks like when the door opens.
A turnover takes a vacant unit from move out to ready to show. Every unit is worked from the same 37 item checklist, kitchen first because it is the room a walkthrough opens first, then the bathrooms, the living areas and bedrooms, the floors, walls and trim, and a final pass before the door is locked.
A move out clean is the same checklist with more time on the surfaces a long tenancy wears down, so the unit shows as if nobody lived in it. What changes from one unit to the next is the extras it needs, not the standard it is held to.
A turn takes 4 hours. Same day service is possible when there is room on the schedule, Monday to Friday, 8 AM to 6 PM.

How the Condition Is Judged
- Light
- Unit is mostly clean with normal dust and light use.
- Medium
- Visible soil (grease, soap scum, dust) but still normal move out condition.
- Heavy
- Strong buildup, stains, or neglect requiring extra scrubbing and wall touch ups.
A unit heavier than Heavy can take the $85 Special Heavy Cleaning add on, or move up to Special Cleaning, which is one level above Heavy at one price for every unit size.
What Every Turnover Includes
- All 37 line items on the room by room checklist
- Every supply and piece of equipment, brought to the unit
- Deep baseboards, door frames and trim, wiped by hand
- Scuffs, handprints and switch plates spot cleaned on the walls
- Before and after photos of the unit
- Anything needing maintenance reported in writing, with photos
- Keys and lockboxes handled securely and returned the same day
- A free return visit if any part of the clean falls short
The Checklist, Room by Room
37 line items across five passes. This is the exact list every unit is worked from.
The room a walkthrough opens first.
- Cabinet fronts and interiors wiped, including the top shelf
- Countertops and backsplash degreased
- Sink and faucet descaled and polished
- Refrigerator exterior, top and handles wiped
- Range top and oven door exterior cleaned
- Range hood and filter degreased
- Dishwasher front panel and door edges
- Floor edges hand wiped, then the full floor mopped
Not Part of a Turnover
Said plainly, so nobody finds out at the walkthrough.
Painting, flooring and repairs are outside the job. Anything that needs paint or maintenance comes back to you in writing, with photos, so the right vendor can be sent. Appliance interiors are priced separately, one by one or as a package, on the add ons page.
