How Much Notice Do You Need?

Same day works when there is room on the schedule. Send the unit as soon as you know the move out date.

How Long Does a Turn Take?

A turn takes 4 hours, so a unit started at 8 AM is done by 12 PM. Starts run from 8 AM to 2 PM, and you can pick one on the request form.

Which Days and Hours Do You Work?

Monday to Friday, 8 AM to 6 PM. Calls are answered 8 AM to 7 PM.

Which Areas Do You Cover?

Elk Grove, with no trip fee.

How Many Units Can You Take?

Six to eight units a week. Volume rates for managers sending several units a month are set case by case.

How Do You Handle Keys and Lockboxes?

We follow your access instructions, handle keys and lockboxes securely, and return them the same day.

Pricing and Payment

What Does the Unit Rate Include?

The full checklist, every supply and piece of equipment, before and after photos, and a written note with photos of anything that needs maintenance. Add ons and appliance interiors are extra.

How Is the Exact Price Set?

The exact price is set after seeing the unit or reviewing photos. Ranges depend on condition, size, and any add ons.

What Do Light, Medium and Heavy Mean?

Light: Unit is mostly clean with normal dust and light use. Medium: Visible soil (grease, soap scum, dust) but still normal move out condition. Heavy: Strong buildup, stains, or neglect requiring extra scrubbing and wall touch ups.

What Is Special Cleaning?

Special Cleaning is one level above Heavy, and it applies to every unit size. Standard Special Cleaning ($329 or $339) is for units heavier than Heavy but still in normal condition, and includes full kitchen detail, full bathroom detail, floors, baseboards, light wall cleaning, light trash out, extra time beyond heavy. Premium Special Cleaning ($349 or $359) is for extra heavy or problem units, and includes everything in Standard plus inside oven, inside fridge, more wall cleaning, more scrubbing, larger trash out, extra time for buildup.

What Is the Special Heavy Cleaning Add On?

One single add on for any unit that needs extra time beyond Heavy: strong buildup, stains, grease, or extra scrubbing. There is only one $85 add on.

Do You Still Offer Trash Out?

Yes. Trash Out is $40, for bagging and removing left behind household trash.

Is There a Minimum or a Trip Fee?

The smallest job starts at $170, a light studio. There is no trip fee.

Is There a Deal on Appliances?

Yes. Inside all five appliances (oven, fridge, microwave, dishwasher, washer and dryer) is $85 to $130 as a package.

How Do We Pay?

Three ways: payment the day the work is finished, an invoice after the job due within 15 days, or a deposit up front with the balance at the end.

Office Cleaning

How Is Office Cleaning Priced?

Per visit, by the square foot, on a set plan for each size. Small Offices (1,000 to 5,000 sq ft): $0.14 to $0.20 per sq ft, 1 visit per week, 4 visits per month. Medium Offices (5,000 to 20,000 sq ft): $0.12 to $0.18 per sq ft, 2 visits per week, 8 visits per month. Large Offices (20,000 sq ft and up): $0.10 to $0.16 per sq ft, 3 visits per week, 12 visits per month.

What Would My Office Cost?

A 3,000 sq ft office at $0.16 per sq ft is $480 a visit; at 4 visits per month, that is $1,920 a month. A 10,000 sq ft office at $0.14 per sq ft is $1,400 a visit; at 8 visits per month, that is $11,200 a month. A 20,000 sq ft office at $0.14 per sq ft is $2,800 a visit; at 12 visits per month, that is about $33,600 a month.

What Is the Premium Office Rate?

$0.16 per sq ft. It includes after hours cleaning, weekend cleaning, extra detail, extra disinfecting, extra glass and fingerprint cleaning, more time per visit.

Vendor Paperwork and Quality

Can You Send a Certificate of Insurance and a W9?

Yes. We carry $1,000,000 general liability with a $2,000,000 aggregate, and send the certificate, a W9 and a signed vendor agreement whenever your company needs them.

Is Everyone Background Checked?

Yes. Everyone who works in one of your units has passed a background check.

Do You Bring Your Own Supplies?

Yes. Every supply and piece of equipment comes with us, and it is included in the rate.

Will I Get Photos of the Unit?

Yes. You get before and after photos of every unit, and anything that needs maintenance is reported to you in writing with photos.

What If a Unit Is Not Right?

Tell us and we come back to correct it at no charge. A job is not complete until the unit meets your standard.
